A flat roof in Miami has a short life. Seven years is common. The culprit isn't poor workmanship or cheap materials, though those matter. It's the combination of UV, humidity, and thermal cycling. Each one attacks the roof differently, and together they stack the deck.
Here's what actually happens, and how you stop it.
Miami gets intense sun year-round. UV radiation breaks down the molecular bonds in asphalt and many single-ply membranes. The surface oxidizes, becomes brittle, and develops micro-cracks. Over time, those cracks widen and let water in. The ASTM standards for roof membrane testing exist because this degradation is so predictable.
Once the top layer fails, the rest of the assembly follows. Water finds the seams, the fasteners, and the insulation. A small leak becomes a big repair fast.
Miami is humid. That means dew forms on the roof surface nearly every night, even when it hasn't rained. The constant wet-dry cycle stresses the membrane. It expands when wet, contracts when dry, and eventually the material fatigues.
Ponding water makes it worse. A flat roof that isn't perfectly sloped will hold water for days after a storm. That water sits on the membrane, accelerates UV damage, and breeds algae and moss. The materials themselves are part of the story. A typical modified bitumen roof has a warranted life of 10 to 15 years in a benign climate. In Miami, that clock runs faster. The failure is also cumulative. UV degrades the surface. Humidity works through the cracks. Thermal cycling widens them.
